What EPC C means for landlords

Understand the current band, the property evidence behind it and why a letter alone does not tell you which work to buy.

What score is band C?

On the existing domestic EER scale, band C covers scores from 69 to 80. A rating describes the assessed property under a standard method; it is not a measurement of a particular tenant's bills.

How do you reach it?

Begin with the exact current score. A property at D68 has a different gap from D55. Check the certificate's recommendations in their stated sequence, including their indicative costs and cumulative ratings. Do not add the displayed cumulative ratings together.

Which measure makes the biggest difference?

There is no honest universal answer. Existing insulation, dwelling size, fuel, heating system and glazing all influence the result. Evidence missing from an old certificate can also affect what it records. Ask an assessor whether any completed work is properly documented before planning another installation.

What does it cost?

A review may uncover a small suitable improvement, or a substantial programme. Use the cost guide as an initial budget reference, then obtain a property-specific scope and quotation.

Keep the dates and methodology in view

Read our sourced 2030 policy guide before relying on a current C certificate for future planning. Reaching a numerical score in this tool is not proof of compliance.
