How the EPC checker and modeller work

A transparent initial analysis, followed by a human review of the property and supporting evidence.

Data provenance

Official lookup uses MHCLG's Energy Performance of Buildings data API. A postcode search returns certificates, not a complete address gazetteer. Where several certificates share a UPRN or address, the latest returned registration is selected. A search failure does not mean a property lacks an EPC.

Certificate fields vary by schema. Unrecognised or missing fields remain unknown. A displayed expiry calculated from the registration date is explicitly marked as an estimate; verify it on the certificate. Data can lag, and a replaced or withdrawn certificate needs checking.

Initial opportunities

Rules flag recorded indications such as shallow loft insulation, uninsulated walls, single glazing or absent heating controls. These flags are investigation prompts. Missing data is not treated as proof that insulation or solar is absent. Unverified addresses receive no invented EPC rating or upgrade plan.

Numerical modelling

The team enters estimated costs and uplift ranges with an evidence note. There are no automatic points defaults. It can compare compatible combinations, but any cumulative sum assumes the entered contributions are incremental for that sequence. Effects overlap and need an accredited assessor to validate.

Wall-insulation alternatives and replacement heating systems are kept mutually exclusive in a single scenario. Other incompatibilities and whole-house interactions still require professional judgement. The staff model labels totals as unverified scenarios.

Outputs and limitations

Routes describe the entered current EER target. They do not calculate the new fabric, heating or smart-readiness metrics. This is not SAP, RdSAP or HEM software and does not guarantee a rating, saving, suitability or legal compliance.

The complete reviewed plan is discussed with the team. The instant result gives the available snapshot and explains what remains unknown. A subsequent EPC must be issued by an accredited assessor.
