LANDLORD KNOWLEDGE
EPC upgrade calculator and property planning
Start with a real certificate. Compare supported scenarios rather than relying on a universal points-per-measure formula.
What the checker calculates immediately
When the official certificate provides a score, we subtract it from 69 to show the non-negative gap to current EER band C. We display certificate dates and surface possible areas of investigation from recorded property characteristics. If those fields are unavailable, they stay unknown.
What needs a team review
The team can adjust property details, add evidence, compare cost estimates and enter assessed uplift ranges for compatible measures. The model sorts possible routes by investment and by the office's priorities. Combined effects need an assessor check: upgrades interact, and stand-alone estimates do not automatically add up.
Three comparisons, one property
- Lowest investment: the least estimated cost among entered, compatible combinations whose lower scenario meets the selected current-score target.
- Landlord pathway: an office-selected priority order, with the underlying assumptions visible.
- Deeper upgrade: the compatible combination with the largest upper scenario among entered options.
These are planning scenarios. An insufficient evidence set produces “not enough evidence”, not a fabricated route.
Why we do not show a guaranteed new rating
An accredited EPC uses the applicable calculation method and assessed inputs. This tool does not run accredited SAP, RdSAP or HEM software. A numerical planning total is not a certificate, an assurance of suitability or proof that the future standard has been met.
