A useful property-by-property register

Start the checker with one address, select your portfolio size, then add your other addresses as a list. A list submission requests a team review; it does not invent ratings for unverified properties. CSV or spreadsheet imports can be added to the same record format later.

What the review records

Each property can have an address, certificate, score, dates, current C gap, opportunities, priority and indicative budget. Missing details stay visible as review tasks. Do not include tenant names or personal circumstances in your list.

Use colours to prioritise, not certify

  • Green: current C or above with a certificate that appears in date; still check future-policy treatment and property changes.
  • Amber: improvement planning needed, a soon-expiring certificate or incomplete data.
  • Red: F/G, an expired certificate or another urgent issue requiring assessment. This is not an automatic legal finding.

Turn the register into a work programme

Compare survey needs with void periods, tenancy access, planned maintenance and contractor availability. Keep separate columns for evidence, suitability, costs and assessment status. Work on one property can inform another, but matching postcodes or property types do not make the EPC results interchangeable.

For agents and property managers

Submit only properties you are authorised to manage. Confirm who approves spend and grants access. The review can then produce a list of next actions for the property owners instead of a single undifferentiated installation quote.
