LANDLORD KNOWLEDGE
Loft insulation and your EPC
An accessible loft with limited insulation can be a sensible place to investigate. First confirm the roof construction and what the EPC records.
When is it worth investigating?
An unconverted pitched-roof loft with accessible ceiling joists is different from a roof with rooms in it. Check existing depth, coverage and condition. Areas already well insulated may offer less scope.
When might it be the wrong first step?
Investigate water leaks, condensation, pests, wiring, recessed lights, hatch details and ventilation before laying material. Boarding must allow for the insulation depth and ventilation design. Insulating rafters is not automatically a substitute for insulating the ceiling.
How many EPC points could it add?
There is no universal points award. The current property, existing measures, installation specification and assessment methodology all matter. Use the recorded recommendation sequence or an assessor-reviewed scenario; do not add independent estimates together as a guaranteed result.
How much should you allow?
See the published cost benchmarks and request a quotation for the actual scope. The price of a measure is different from the cost of achieving a target rating.
What should happen first?
Keep existing depth photographs and specification records for the assessor. Ask whether the whole roof or only an extension is described as poorly insulated.
